Dumpster Rental Interest?

Dear Neighbors,

Many of you have expressed interest in getting dumpsters and inquired about a community rental similar to what we did approximately 4 years ago.  We would divide up the total cost by the number of participants and rely on the honor system that only participants utilize the dumpster.  Please reply so we can gauge the interest level and we will get back to everybody with details.

Thanks,

Rules and Regs Approved: Year in Review

Dear Neighbors,

The Rules and Regs were approved by the Association members tonight by a vote of 36 in favor and 4 against with 2 registered abstentions (non votes).  We achieved over 80% participation including 42 of the 45 homeowners that personally live in the neighborhood and the Board would like to thank you for staying involved.
These rules are now in effect and enforcement will begin in September to allow neighbors time to correct any compliance issues.  These rules aim to promote a harmonious environment and preserve the property values within the neighborhood.  We encourage neighbors to resolve issues with each other before approaching the board.  However, the board will take action when necessary to ensure that the rules and regulations are adhered to.
The passing of the Rules and Regs marks the culmination of the Board transition plan that began 1 year ago.  Through this process we repopulated the board, held two open elections, established temporary and permanent bylaws, produced a reserves study and updated budget and finally passed widely supported rules and regs.  I would like to personally thank the other members of the Board (Bob, Sue, Angelo, Mick, Kristi) for their continuing help as well as the many neighbors who have contributed and remained involved.
Next year we will be transitioning to quarterly meetings to reduce the time and effort required to run the association and encourage greater community participation.  Although we have made great strides in establishing the Association, we must now continually support it so that it can best serve the neighborhood far into the future.  I encourage everyone to remain involved and support the Association as best each can.
Thank you,
Steve Tommell

Last Chance to Vote: Rules and Regs

Dear Neighbors,

This is the last chance to vote on the proposed rules and regs.  You have approximately 24 hours left to vote.  Try to vote tonight if possible.  The process requires that we have a minimum of quorum for the vote to be official.  However, we are striving for 100% participation.  Please vote at the links under the voting tab or let the BOD know if you will be attending the meeting tomorrow night at Platt High School at 7pm.

These rules affect everybody so everybody should be exercising their vote.  Whether in favor or against, you vote is your voice and it is important to be heard.

Thanks,
Steve Tommell

No Ranch Dressing allowed in Hidden Valley Association: Vote Now

Dear Neighbors,

Obviously this is not a new rule.  However, if you do not read the rules and regs and vote, you will not know the rules that could affect you.  And you will not have voiced your opinion.  There are less than 3 days left to vote on the new rules and regulations.  You can easily vote on them from the link under  the voting tab in less than five minutes.  If you plan on attending the meeting Wednesday at 7pm at Platt High School, let us know.  We will be visiting the few homes that have not voted in the next few days in an attempt to reach 100% participation.
We look forward to seeing you at the BOD meeting on Wednesday.  The financials for May have been uploaded to the website.
Thank you,

June BOD Agenda/Meeting Minutes uploaded

Dear Neighbors,

The agenda for the June BOD meeting and the previous month’s meeting minutes have been uploaded to the website.  The most critical item is maximum participation in the Rules and Regulations vote.  I have personally contacted those homes who have not voted yet and urged them to complete an online proxy or notify the BOD of their intent to vote at the meeting.  I look forward to hearing from them soon.

The links to the draft rules and regulations and online voting are available under the voting tab.

We will also be reviewing some proposed landscaping rules for discussion.  The financials should be posted by Sunday night.  I look forward to seeing you at the meeting.

Thanks,

Vote Early: New Rules and Regulations

Dear Neighbors,

There are only two weeks left before the Rules and Regulations vote on June 11th.  Voting early and online is the most efficient way to submit your vote.  The Board has a target of 100% participation in the vote to ensure that everyone is aware of the changes and has voiced their opinion.  We’d like to have as many advance votes as possible so the Board can concentrate our resources on contacting fewer homes to more effectively garner participation.

Vote online under the voting tab.

Thank you to the neighbors who have already voted.

Thank you,

Time to Vote: Rules and Regulations

Dear Neighbors,

The Association is hosting a vote on June 11th on the Final Version of Rules and Regulations also dated June 11th and posted to the Association’s website under the Rules and Regs tab.  The online voting link and printable proxy are available under the Voting tab.  A majority of quorum is required to approve the new rules.  They will be effective immediately upon approval, but enforcement will not begin until September 1, 2014 to allow residents time to gauge their impact and rectify any issues.

Households may vote in person at the meeting on June 11th at Platt High School, online (preferred), or submit a proxy .  If voting online at the link, you must list the email address already registered with the Association.  You will receive a confirmation email at a later point. You are always allowed to submit you proxy early online, then attend the meeting and change your proxy if so desired.

Please take the time to vote and have your voice heard. If you have any questions, please contact the board.

Thank you,

May BOD Meeting: Stay tuned for info on how to vote for the new rules and regulations

Dear Neighbors,

Last night at the BOD meeting, the Board voted to recommend the final draft of the rules and regulations for consideration by the entire Association.  I’d like to thank Irene and Jack for joining us and contributing to the final discussion with their questions and comments.  The Board decided to make the rules effective immediately upon passage by the Association, but to begin enforcement actions in September.  This will allow all neighbors to gauge the impact of these rules and handle any non-conformance issues across the Summer.

Exact details on how to vote will be coming soon.  The Board has a target of 100% participation in the vote to ensure that everyone is aware of the changes and has voiced their opinion.  You will be able to vote online via the website, via paper proxy, or at the meeting on June 11th (See anticipated agenda under the meeting minutes tab).  We’d like to have as many advance votes as possible so the Board can concentrate our resources on contacting fewer homes to more effectively garner participation.

These rules and regulations will have the most direct impact on the lives of those living in Hidden Valley.  I implore everyone to please stay involved during this formative time.

Thanks,

Draft Rules and Regulations / BOD Meeting / Cleaning Up After Pets

Dear Neighbors,

The final draft of the proposed new rules and regulations has been uploaded to the website under the rules and regulations tab.  The board believes this draft best represents the views of the neighborhood following our many discussions and very helpful survey.  It will be discussed at the BOD meeting on May 14th, at which point the Board will vote to formally present it for an Association Vote by the June 9th BOD meeting.  Please attend the meeting or send an email to the board to provide any final input.

Along the same lines, I’d like to remind everybody to please clean up after their pets.  There have been many reports of animal waste in the neighborhood.  With the nice spring weather, many people are getting out more for walks with their dogs, but so are the kids and families leading to less than desirable combinations.  I realize there are many people from outside our neighborhood walking their pets as well.  As neighbors, let us remind those we see neglecting this courtesy in the hopes of improving our neighborhood for everyone.

Thanks,

Steve Tommell
